How I handle
your information.

01Who I am

This website, akridgeadvantage.com, is run by Sarah Akridge (“I”, “me”), a REALTOR® with Hearth 2 Home Realty and the owner of SNL Properties, based in Jefferson County, Missouri. This policy explains what the site collects, why, who else touches it, and what you can ask me to do about it.

02What I collect

Only what you type into a form, plus the basic technical data every website receives.

• Contact forms (home, invest, rent, design): your name, email, phone, company if you give one, what you’re asking about, and your message. For furnished housing that can include your move-in date, how long you need, and how many people.
• Stay requests and waitlists (/stays): which home, your check-in and checkout dates, the number of guests, and your contact details.
• The investor readiness questionnaire (/start): your contact details and the city and state you live in, plus your answers about your investing goals, experience, timeline, renovation plans, access to funds, a range for the capital you could use, whether you’ve spoken with a lender, a credit-score range, times that suit you for a call, and the consent boxes you tick.
• The newsletter (/news): your email address, an optional first name, and the topics you choose.
• Technical data: like any website, the host’s servers log your IP address, browser type and the pages you request. Those logs are used for security and to keep the site running.

No cookies, no analytics, no ad trackers. The site doesn’t set tracking cookies or run analytics or advertising scripts. Two things are stored in your own browser, not sent to me: questionnaire answers you haven’t sent yet (so a refresh doesn’t wipe nine sections of work; they’re cleared when you send, or with the “start over” button), and small display preferences.

03How I use it

• To answer you, set up a call, a showing or a stay, and work out how I can help.
• To send the newsletter topics you asked for. Every email has an unsubscribe link.
• To keep the site and its forms secure and free of spam.

How the questionnaire is scored. Your answers are scored automatically against fixed criteria to suggest a next step: for example, talking with a lender before we look at properties. I read every submission myself, and the score never makes a decision about you on its own. Ask me and I’ll go over your answers with you. City and state, your deadlines and the obstacles you mention are never scored.

Your answers about funds and credit are used only to suggest whether a lender conversation should come first. I never use them, or anything else you send, to treat anyone differently because of race, color, religion, sex, disability, familial status, national origin or any other protected characteristic.

04Calls and text messages

If you give me a phone number, I may call or text you about your inquiry. If you choose text as your preferred contact method on the questionnaire, you’re agreeing to texts from me about it.

• I send these texts myself. They are not a marketing campaign, and how many you get depends on our conversation.
• Message and data rates may apply.
• Reply STOP to stop texts at any time, or HELP for help. You can also just tell me.
• Agreeing to texts is never a condition of working with me.
• I don’t sell, rent or share your mobile number or your consent to receive texts with anyone for their marketing.

05Who else handles it

I don’t sell or rent your personal information, and I don’t share it for advertising. It passes through these services, each of which runs part of the site or my business for me:

• Vercel hosts the website and its forms.
• Resend delivers form submissions to my inbox.
• Google: my business email (Gmail) and calendar are where inquiries land and appointments are kept. The site also loads its fonts from Google Fonts, which receives your IP address.
• An inbox assistant. I use an automated assistant to keep my business inbox organized, turning messages into reminders and calendar entries. It uses Anthropic (an AI service) to read messages and Supabase (a database) to keep track of them. Both process it only to provide that service to me.
• MailerLite keeps the newsletter list and sends it. The account is run for me by my web developer, Build Grid Studio.
• Sanity stores the site’s text and photos and serves the images.

When you ask me to help you buy, sell, rent or finance, I share what’s needed to do that with the people involved, such as my brokerage (Hearth 2 Home Realty), a lender, a title company, an inspector or a contractor. I tell you first. I’ll also share information if the law requires it, or to protect someone’s safety.

06How long I keep it

• Inquiries and questionnaires stay in my email for as long as I need them to work with you, and for as long as real estate record-keeping rules require if we end up doing business together.
• Newsletter: until you unsubscribe, or until you ask me to delete you entirely.
• Server logs are kept by the host for a short time and then deleted.

07How it’s protected

The whole site runs over encrypted HTTPS. The forms only accept submissions sent from this site and are built to turn away automated spam. The services above are all reputable providers that encrypt data in transit. Still, no system is perfectly secure, so please don’t send me Social Security numbers, bank details or passwords through a website form. If a breach ever affects your information, I’ll tell you as the law requires.

08Your choices

You can ask me to show you, correct or delete the personal information I hold about you, or to stop contacting you. Email SNLProperties1306@gmail.com and I’ll answer within 30 days. I may need to confirm it’s really you first, and I may keep records the law or my brokerage requires. If you live in a state that gives you more privacy rights, I’ll honor them. Asking will never count against you.

09Children

This site is for adults. I don’t knowingly collect information from anyone under 18. If you think a child has sent me something through the site, tell me and I’ll delete it.

10Changes to this policy

When this policy changes, the new version goes here with a new date at the top. If a change affects how I use information you’ve already given me, I’ll tell you. See also my Terms of Use.
